பல அடுக்கு மாடி கட்டிட விதியை 60 அடி சாலையில் இருந்து 50 அடி என மாற்றியதை திரும்பி பெற்ற CMDA

 In March 2024, the Chennai Metropolitan Development Authority (CMDA) modified its policy regarding multi-storeyed buildings (MSBs) on 15-meter (approximately 50-foot) roads. The CMDA announced that MSBs are now permissible on roads with a width of 15 meters or more. 

Background and policy change
  • Previous rule: The CMDA's previous regulations required a minimum road width of 18 meters for the construction of multi-storeyed buildings. This was outlined in the Tamil Nadu Combined Development and Building Rules, 2019.
  • Policy revision: The new decision to allow MSBs on 15-meter roads was announced in a policy note presented in March 2024. This change was reportedly made to facilitate more development and address housing needs.
  • Legal basis: The revised rules on setbacks and height restrictions are based on amendments to the Tamil Nadu Combined Development and Building Rules, 2019, which govern development throughout the Chennai Metropolitan Area. 
New regulations
  • Minimum setbacks: The new rules specify minimum front setbacks of 3.0 meters for roads with a width between 9 and 18 meters, which includes 15-meter roads.
  • Application process: Developers planning to build MSBs on 15-meter roads must submit applications for planning permission to the CMDA. The process is governed by the updated Development Regulations and associated rules.
